Matt Lenzie founded Hospitality Property Finance after more than 25 years arranging property and trading-business finance across the UK. Over that time he has structured and placed more than £500 million of funding, from single-asset purchases and refinances to ground-up developments and the term debt that takes them out.

Much of that career was spent on the lender's side of the table, which is where the relationships come from. He knows how the specialist hospitality desks underwrite a trading asset: how they read EBITDA against bricks-and-mortar value, how they treat occupancy, ADR and seasonality, where they set debt service cover on a trading business, and how they price the difference between a leasehold restaurant, a freehold pub and a branded hotel. That is the difference between an introduction and a funded deal.

Every enquiry is read, structured and taken to market by Matt himself. There is no junior desk and no hand-off. Owners, operators and investors deal directly with the person arranging their finance.

What we do

We arrange finance for UK hospitality property: hotels, aparthotels, serviced accommodation, restaurants, pubs and bars, guest houses, holiday lets, resorts and event venues. We read the property, the trading accounts and the plan, take the case to the lenders most likely to fund that format, and place the facility you need. We work across commercial mortgages, purchase and refinance, refurbishment bridging, development finance, cash-out refinance, and the asset finance and VAT loans that sit alongside a deal.

We are an arranger and introducer, not a lender. We are paid to find the owner, operator or investor the right facility, so our incentive sits with the borrower rather than any one funder. This is commercial finance against a trading asset and its income, structured to fund a purchase, a reposition or a refinance, not a regulated home loan.

Why hospitality property needs a specialist

A trading hospitality asset is not underwritten like a standard commercial building. The specialist desks read the fair maintainable trade and the EBITDA the operation produces, the occupancy, ADR and RevPAR history in a hotel or the wet and dry sales in a pub, the covenant of the operator, where debt service cover sits on the trading business, and the difference between a leasehold restaurant, a freehold pub and a branded hotel. Every format trades and is valued differently. Knowing which lender funds which format, at what leverage and on what terms, is the difference between an introduction and a funded deal.
